A wall air conditioner used only in summer spends eight months switched off, damp inside, with last autumn’s dust. At the first start-up in June, everything that formed in the blower wheel and pan is blown into the room — hence the “old basement” smell many people take as normal. In a store, an office or a server room, a fouled AC is also a unit that struggles on the days it is needed most.
In short
Cleaning a wall-mounted air conditioner means opening the indoor unit to wash what the filters do not protect: the evaporator coil, the blower wheel, the condensate pan and the drain. An air conditioner produces water all summer; the dust that settles there becomes a damp medium where mould and biofilm form. The best time is spring, before the first heat wave: the unit restarts clean just when it works hardest.
The wall and floor beneath the unit are protected and a collection bib is fitted under it. No wash water touches your walls or your merchandise.
The casing, flap and filters are removed to reach the coil, blower wheel and pan — where odour and biofilm form.
The coil and blower wheel are washed with an aluminium-safe product, then rinsed. Fins are straightened, never scrubbed.
The pan is disinfected, the drain cleared, and the unit reassembled and restarted in front of you to check airflow and drainage.
The work on the indoor unit is the same. The difference is in use: an AC that only runs in summer stays damp and idle all winter, and spring is when it should be cleaned. A heat pump that also heats runs year-round and fouls faster.
Yes. The units in one space are done in the same visit, and the time window is agreed at quoting so it does not disrupt your business.
No. Anything involving refrigerant — recharging, leaks, outdoor-unit repairs — requires a licensed refrigeration technician. If we see a problem of that kind during the cleaning, we will tell you.

Cleaning a wall-mounted heat pump (mini-split) means partially dismantling it to wash what simply dusting the filters never reaches: the exchange coil, the blower wheel, the condensate pan and the drain line.
An air exchanger (HRV or ERV) renews the air in an airtight home by expelling stale air while recovering heat from it.
Commercial duct cleaning removes the dust and contaminants accumulated in the ventilation network of a non-residential building — offices, retail, clinics, daycares, rental buildings.
