Commercial ventilation duct cleaning in Montreal

In a commercial space the ventilation network almost never stops: it runs through every business hour, for dozens of people, often for years without anyone opening a duct. The dust that builds up ends on workstations, displays and filters, and a fouled network strains heating and cooling equipment. For a property manager it is also a matter of complaints: odours, discomfort, allergies among employees or tenants.

In short

Commercial duct cleaning removes the dust and contaminants accumulated in the ventilation network of a non-residential building — offices, retail, clinics, daycares, rental buildings. The principle is the same as in a home: put the network under negative pressure with a collector, dislodge deposits with compressed air and brushing, then sanitize. What changes is scale: several zones, return plenums above suspended ceilings, rooftop units, and a job that has to be planned around occupancy hours.

When should you call?

  • Dust is blackening the area around the ceiling diffusers.
  • Employees or tenants complain of odours or dry, dusty air.
  • Fit-out or renovation work was done in the space.
  • Unit filters clog much faster than they used to.
  • You are taking over a space with no known maintenance history.
  • An inspection, an insurer or a client requires proof of maintenance.

What's included

  • Network survey and quote by zone
  • Protection of workstations and walkways
  • Cleaning of every branch, diffuser and return
  • Mechanical brushing of the main trunks
  • Antibacterial sanitizing of the network
  • Itemised invoice for your maintenance records
Typical duration
Varies with network size — estimated during the survey.
Recommended frequency
NADCA recommends inspecting commercial systems regularly and cleaning them when inspection warrants it. In practice an office space is often reviewed every 2 to 3 years; a high-occupancy store, clinic or daycare more often.

How we work

Network survey

We start with a picture of the network: zones, units, diffusers, return grilles, access above suspended ceilings. That survey is what allows a fair quote and a realistic time window.

Negative pressure, zone by zone

The 4,000 CFM collector is connected to the main trunk of each zone. Work proceeds sector by sector: the rest of the space stays usable, and dislodged dust goes into the machine, not onto desks.

Compressed air and brushing

Every branch gets a 200 PSI compressed-air jet, and the main trunks are mechanically brushed, as the NADCA standard requires. Diffusers and grilles are cleaned separately.

Sanitizing and restart

An antibacterial sanitizer is applied through the network, grilles are put back and the system is restarted. You receive an invoice itemised by zone, useful for your maintenance records.

Frequently asked questions

Do we have to close during the cleaning?

Usually not. Work is done zone by zone, under negative pressure: the area being cleaned is cleared and the rest of the space stays usable. The time window is agreed at quoting, based on your occupancy hours.

Do you work in apartment buildings?

Yes. For a rental building or a condominium, units and common areas are grouped into one schedule, and the invoice is itemised per unit to make cost allocation easier.

Can you provide proof of the cleaning?

You receive an itemised invoice describing the work done, zone by zone. That is the document an insurer, a commercial tenant or a maintenance log usually asks for.
