Wall-mounted heat pump cleaning in Montreal

The wall-mounted heat pump has become the default cooling appliance in Greater Montreal, in houses and condos alike. Nearly every manual recommends washing the filters every two weeks in season — and nearly nobody does. After a few summers the blower wheel is coated in black deposit and the condensate pan is colonised. This cleaning is not done with a brush from the living room: the unit has to be opened, the wall and floor protected, and everything pressure-washed with collection.

In short

Cleaning a wall-mounted heat pump (mini-split) means partially dismantling it to wash what simply dusting the filters never reaches: the exchange coil, the blower wheel, the condensate pan and the drain line. It is in the wheel and the pan — permanently damp in summer — that the mould responsible for the musty smell at start-up develops. A fouled coil also strains the compressor and drives up the electricity bill.

When should you call?

  • A musty or mouldy smell comes out of the unit at start-up.
  • The unit blows weaker than it used to, or cools less well.
  • Water drips from the wall unit onto the wall or floor.
  • Black specks are visible on the fan blades when the flap is opened.
  • The summer electricity bill went up with no change in habits.
  • The unit has never had a deep cleaning since it was installed.

What's included

  • Full protection of wall, floor and furniture
  • Removal of casing, flap and filters
  • Coil and blower-wheel washing with water collection
  • Disinfection of the condensate pan
  • Clearing of the drain line
  • Reassembly, restart and operating check
Typical duration
About 1 to 1.5 hours per wall unit.
Recommended frequency
Manufacturers recommend washing the filters every two weeks during the operating season. A professional deep cleaning — coil, wheel, pan — is generally worthwhile once a year, or every two years in a home without pets or smokers.

How we work

Protecting the area

The wall, floor and any furniture beneath the unit are covered, and a collection bib is installed under it. Washing produces dirty water — none of it should ever touch your wall.

Teardown

The casing, flap and filters are removed to expose the coil, blower wheel and pan. Without this teardown you only clean what is visible — which is not where the smell comes from.

Washing the coil and blower wheel

The coil and blower wheel are washed with an aluminium-safe product, then rinsed under controlled pressure. Fins are fragile: they get straightened, not scrubbed.

Pan, drain and reassembly

The condensate pan is disinfected and the drain line cleared — the number-one cause of dripping. The unit is reassembled, restarted and checked in front of you.

Frequently asked questions

Where does the smell from my heat pump come from?

Almost always from the blower wheel and the condensate pan. In summer the unit produces water continuously, and the dust that settles there creates a damp medium where mould and bacteria develop. That is why washing the filters alone changes nothing — the source is behind them.

Do you also clean the outdoor unit?

The cleaning covers the indoor unit, where the blower wheel, pan and evaporator coil are — that is where odour and air quality are decided. Anything involving refrigerant, charge or an outdoor-unit repair requires a licensed refrigeration technician; we will say so rather than improvise.

How long for several wall units?

Count roughly one to one and a half hours per unit. Three wall units in the same home are done in a single visit, and the trip is counted only once — which is what makes grouping worthwhile.
